Thomas Fields, Buxton

Project

Dyer Environmental Controls Ltd supplied, installed and commissioned a new natural smoke ventilation system at Buxton Extra Care.

Thomas Fields is a Housing & Care 21 project developed in partnership with High Peak Borough Council, Derbyshire County Council and Homes England.

The development facilitates people over the age of 55, containing 53 two bedroom apartments with a range of on-site amenities. It offers independent living with access to on-site care.

System

Dyer’s system has been configured to be a “stand alone” Manual Opening Vent (MOV) system and will work independently from the fire alarm system. In the event of activation the system will send a signal to the fire alarm panel.

The D+H drives require 2 cores to operate but by adding a third core paired with an end of line resistor, Dyer enabled the cable to be monitored for any breaks or damage.

  • The principle of operation is the same for each floor:
  • The fire-man’s override unit is activated, the local vent will open.
  • If the fire-man’s override is activated on the smoke shaft, the local damper will open along with the head of shaft and local staircase. All other dampers on the shaft will close and become locked out.
  • The control panel will send a signal to the fire alarm panel to indicate activation.
  • The red light on the fire-man’s override switch adjacent to the activation will illuminate.
  • The system operates on natural ventilation via local thermostats within the corridors. The thermostats are discrete as well as tamper-proof

Dyer’s system complies to the following:

  • Building Regulations Approved Documents Part B
  • Compliance with Smoke Ventilation Control Panels – EN12101.10
  • Chain Drive Actuators for smoke ventilation – EN12101.2
  • Fire Protected Cable Installation – BS8519
